Foreclosure and Delinquency Counseling is for homeowners who are behind on their mortgage loan payments and are in danger of foreclosure. We can help make contact with the lender and work out a solution acceptable to both parties. National studies have shown that homeowners are 1.7 times more likely to reach an agreement if they are working with a housing counselor. Appointments are required. The cost of counseling is covered by a grant, so there is no charge to the homeowner. HomesteadCS is a member of the Indiana Foreclosure Prevention Network.

Indiana’s Hardest Hit Fund can help you pay your mortgage. Are you, or someone you know, having trouble making your mortgage payment or facing the threat of foreclosure due to circumstances beyond your control? If you are currently struggling to pay your mortgage because of an involuntary loss of or significant reduction in employment income; a substantial reduction in household income due to death of a contributing household member; significant expenses related to non-elective medical procedures or a significant reduction in income due to military service, Indiana’s Hardest Hit Fund may be able to help you save your home. This program helps struggling homeowners who meet the program’s eligibility requirements by providing monthly mortgage payments.
